Question 1

What happens if a requested land record cannot be retrieved?

Accepted Answer

If the requested land document (FMB, Village Map, RSR, Old Adangal, LPM, or EC) is untraceable or damaged in District Collectorate or Survey & Land Records archives, LandVera processes a refund under the terms shown at checkout after archive confirmation. Refund timing follows the payment provider settlement cycle; we do not promise an instant credit.

Question 2

Why do Meebhoomi and government portals show "FMB Not Available"?

Accepted Answer

While the Andhra Pradesh government has digitized millions of records, many survey numbers have missing scans, corrupted files, or pending sub-division records on Meebhoomi. LandVera coordinates with Mandal Revenue Offices (MRO), Grama Sachivalayams, and Collectorate archives to retrieve physical copies when digital ones are missing.

Question 3

What is RSR / FLR and why is it needed for Section 22-A prohibited property disputes?

Accepted Answer

The Resurvey Settlement Register (RSR) or Fair Land Register (FLR) is the foundational land record prepared during British and initial settlement surveys (1890–1930s / 1950s). It proves whether the land was classified as private Ryotwari (Patta) or Government/Inam/Poramboke land. Andhra Pradesh High Court requires the RSR extract as conclusive evidence to delete properties mistakenly listed under Section 22-A prohibited lands.
